You can either submit an online enquiry or you can contact our reservation team on +44 207 229 1011. Enquiries received out of office hours will receive a response the next working day.
Once we have received your email enquiry Concept Studio Apartments will respond via email with our availability.
If you decide to reserve the apartment we offer, Concept Studio Apartments will email you a booking invoice covering the accommodation charges for your entire stay and a credit card authorisation form.
To finalise your reservation you will need to complete the credit card authorisation form and return it to us so that Concept Studio Apartments can process the payment.
Once the payment has been processed you will get a ‘Confirmation of Reservation Email’.
Your reservation will only be confirmed once payment has been taken from your credit / debit card.
Once a credit card authorisation form has been emailed to you Concept Studio Apartments require that you return the completed form within 24 hours.
If the requested apartment type or apartment location is not available for the dates you have requested, Concept Studio Apartments will offer you an alternative apartment in same location or a similar apartment at another location where Concept Studio Apartments will have availability.
Yes, two charges will be added to your booking invoice:
1) £30 + VAT for the check out cleaning
2) A 3% credit card handling fee (if you are paying with a UK debit card no card handling fee will be charged).
3 days prior to your arrival you will be emailed self check in instructions. In the instructions you will be given a code to access the main entrance of the apartment building, once inside the entrance hall you will be given a further code that will unlock a key holding safe box.
Your apartment keys will be left inside the key holding safe box in an envelope with your name on it.
There will also be a 24 hour mobile contact number that you can call should you have difficulty accessing your apartment.
If you are staying more than 7 nights, servicing is provided on a weekly basis with a full change of bed linen and towels.
Additional servicing can be arranged at an extra charge, (subject to staff availability) please contact reservations for rates and availability.
Included in the check instruction email there will be details on how you can connect to the wifi internet in the building.
You will also be given a contact number to our network engineer should you have problems accessing the wifi network.
Extending your stay is possible subject to the apartment being available, if you need to extend your stay please contact reservations on +44 207 229 1011 or email info@conceptlondon.co.uk.
If the apartment is unavailable, Concept Studio Apartments will make every effort to offer an alternative.
When booking, if there is the possibility of extending, please let Concept Studio Apartments know so that it can be taken into account
When vacating the apartment keys should be left in the key holding safe box in the entrance hallway, please make sure you have locked the apartment door properly.
No. We use the credit / debit card as a security deposit against incidental expenses during your stay.
The deposit terms and conditions will be clearly stated on the credit card authorisation form that you will complete when making your reservation payment.
Guests are responsible for any costs that arise as a result of damage, breakages or unreasonable wear and tear, including the necessary cleaning of upholstery or repainting of walls or replacement key costs
If you would like to view the apartments prior to booking please let Concept Studio Apartments know, and Concept Studio Apartments will do their utmost to arrange this at a convenient time.
In the event of cancellation (where all charges have been paid in full), notice of cancellation is required at least 14 days prior to arrival in order to avoid a cancellation charge.
Cancellations made less than 14 days prior to arrival no refund will be issued.
Cancellations made 14 days or more prior to arrival, all monies received will be refunded less a 15% cancellation fee. Refunds, where applicable, may take up to 21 days.
* All bookings made for the London Olympic Games (27.07.12 - 12.08.12) are non refundable if cancelled by the guest.
The cancelation policy will apply to any curtailment / shortening of the agreed rental period.
To provide maximum comfort and to adhere to current building regulations each apartment can have a maximum of 2 occupants sharing a double bed.
Unfortunately no pets are allowed.
Wherever you are staying, no matter what apartment you are allocated to you will always be within a 5 minute walking distance of at least one major tube station.
Check-in time is 14:00 and check-out time is 11:00.
Subject to availability and with previous notice we can arrange an earlier check-in time or departure.
Additional charges may apply so check with our reservation team.
In the event of any property maintenance requirements outside of normal office hours Concept Studio Apartments have a 24 hour emergency mobile contact number.
All our apartments are strictly non smoking. If there is evidence of smoking in the apartment Concept Studio Apartments reserve the right to replace all soft furnishings that smell of smoke and if deemed necessary to repaint the apartment at the guest’s expense.
All costs incurred will be charged to the credit card used to make the reservation.
Smoking is permitted at a designated smoking area outside your apartment building.

When requesting an appointment, clients should be as detailed as possible in their requirements.
- Your weekly budget

- How many people you require accommodation

If a suitable studio is available we will arrange to meet you at the property at a convenient time.
The initial tenancy length is a fixed 6 month period.
Tenants are required to sign an Assured Shorthold Tenancy Agreement.
After the initial 6 month term tenants may request a Renewal Tenancy Agreement.
Before issuing a Renewal Tenancy Agreement the Concept Studio Apartments will need to conduct a apartment renewal inspection to confirm that the apartment is being kept in a clean and well maintained condition (please see renewal tenancy agreements below).
Concept Studio Apartments can offer medium lets (3 – 6 months) at certain times of the year and at selected properties in the portfolio.
Medium lets are subject to availability and prices will be quoted upon enquiry.
Rents are calculated per calendar month (weekly rent multiplied by 52 weeks divided by 12 months).
All rent is paid monthly in advance on the 1st of each calendar month via bank standing order or can be paid in cash at our office.
When a tenancy does not begin on the 1st of a calendar month, the initial rent in advance will be calculated pro rata from the commencement date of the tenancy until the end of the initial month.
If a Tenancy begins after the 14th day of the calendar month the rent in advance will be equal to the remaining days of the 1st month of the tenancy plus the 2nd months rent.
Tenants will be required to pay a security deposit which is held for the full duration of the tenancy. The security deposit required is equivalent to 6 weeks rent.
All security deposits will be registered with the Deposit Protection Service, for further information on the DPS please visit http://www.depositprotection.com/public/
Concept Studio Apartments will prepare and issue each new tenant an Apartment Condition Check-in Inventory Report. The tenant will have 7 working days to go through the report and make any changes or additions. This report will be used as the condition report at the end of the tenancy when the check out inspection takes place. The report fee is £65 and will be paid at the beginning of the tenancy.
Each apartment is inspected on a quarterly basis to help Concept Studio Apartments ensure that all our apartments are maintained properly and to identify any potential maintenance issues that may arise.
Tenants will be informed via email when their apartment is due for inspection after which a convenient inspection time will be agreed.
6 weeks prior to a tenancy ending the tenant will be sent an email enquiring whether the they wish to request a renewal tenancy agreement or whether they will be vacating on the final day of the initial tenancy agreement.
If a tenant would like to confirm their vacation date or request a renewal tenancy agreement before the final 6 weeks of their tenancy they should email their request to info@conceptlondon.co.uk.
If a tenant confirms that they would like to renew their tenancy Concept Studio Apartments will arrange a renewal apartment inspection to confirm that the apartment is being kept in a clean and well maintained condition.
Once a Renewal Tenancy Agreement has been agreed between the tenant and landlord a renewal contract will be issued.
Tenants requiring flexibility can request a Renewal Tenancy Agreement with a 1 months written break clause notice (the landlord company is under no obligation to offer this option).
To terminate the Renewal Break Clause Tenancy Agreement before the 6 month end date, tenants will be required to provide at least 1 month’s written notice to the managing agent.
Once a check out date has been agreed with the managing agent, tenants will be emailed a check out instructions.
On the check out day tenants are required to meet Concept Studio Apartments no later than 18h00 to hand over the apartment keys and do the final studio check out inspection.
The apartment needs to be ready for the check out inspection and the tenant needs to be ready to leave the apartment and hand back the keys. Tenants wishing to check out on a Sunday or Bank holiday will be charged a £50 + VAT check out appointment fee.
On Saturdays check out is available between 11h00 and 15h00.
If the tenant fails to keep the check out appointment or the appointment needs to be rescheduled because the tenant is not ready to leave or the apartment is not ready for the check out appointment a fee of £50 + VAT will be charged against the security deposit.
It is the tenant’s responsibility to ensure the studio is left in a satisfactory condition upon check out.
Concept Studio Apartments will arrange for a professional end of tenancy clean, the cost of which is to be deducted from the tenant’s deposit.
To avoid additional charges being deducted from the deposit, the tenant will need to:
- Clean the shower tray, shower door and toilet bowl on a regular basis with limescale cleaning products to avoid a build up of lime scale
- Defrost the fridge/freezer a few days prior departure (do not just switch off on your last day)
- Remove any rubbish and items that were not in the apartment
- Not leave any items of furniture, crockery, linen etc that are not part of the inventory
- Wash and tumble dry the mattress protector
- Give the apartment a hover and general clean
- End of Tenancy Cleaning is charged at £80 for studios and £100 for 1 bedroom apartments End of Tenancy Cleaning is charged at £80 + VAT for studio apartments and £100 + VAT for 1 bedroom apartments
- Apartments found to be in a very dirty and unsatisfactory state and will be subject to additional cleaning charges.
Tenants will be issued with two sets of keys to their apartment. The keys used in our buildings are on a unique security key system and any additional keys can only be cut by an authorised representative. Lost or stolen keys can be replaced at a cost of £30 + VAT per key. If you lock yourself out or require assistance to gain access to your studio there is a £50 + VAT call out charge. Out of hours assistance (18:00 – 08:00), is subject to a member of staff being available. If keys are not returned upon vacating the studio, the Concept Studio Apartments will replace the locks at a cost of £150 + VAT, this will be charged from the tenant’s deposit.
All our buildings (except West End Lane NW6) have communal coin-operated laundry machines, charged at the following rates:
Washing costs £3.00 per cycle.
Tumble drying costs £1.00 per 45 minute cycle.
It is possible to have a phone line in all our apartments. It is the tenancy responsibility to arrange for the phone line to be activated with British Telecommunication and put into the tenant’s name. Any costs is applicable are to be paid by the tenant. Once the line is activated the tenant can choose a service provider of their choice. Where available tenants will be able to use the building’s wifi internet network for a monthly fee – please enquire for availability and monthly charges.
Each studio is fitted with a smoke detector, a heat detector, and an alarm sounder which are connected directly to an electronic fire alarm panel located at the building’s entrance. The fire alarm is maintained by a certified Fire Maintenance Company in accordance with current Health and Safety Regulations.
Fire Doors – All doors within the building are fire proof and self-closing, and should be kept shut at all times in accordance with current Health and Safety Regulations.
All our apartments are strictly non smoking. If upon vacating it is evident that tenants have been smoking, management will arrange to have the studio repainted. The cost of repainting will be invoiced against the tenant’s security deposit.
It is the tenant’s responsibility to maintain the general upkeep of their studio. However any serious maintenance issues should be reported to the Concept Studio Apartments who will make arrangements for the necessary repairs.
Maintenance requests should be emailed to info@conceptlondon.co.uk, Concept Studio Apartments will endeavour to respond to all maintenance requests within 48 hours. Upon check-in tenants are given an emergency mobile contact number for out of hour maintenance emergencies.
It is your responsibility to change your light bulbs when they burn out. If you need a ladder to change the light bulb, email info@conceptlondon.co.uk and we will schedule our maintenance person to assist. You will need to provide the new bulb(s) and our maintenance personnel will assist with a ladder. Please note that if he arrives and finds that you could have reasonably reached the bulb yourself then you will be charged £35 + VAT for the call out of our maintenance person. If you have not provided the necessary bulbs, then you will also be charged £10 + VAT per bulb. Charges will be deducted from your deposit.
All our buildings are covered by an Insurance Policy which insures against damage to the building resulting from natural disasters and terrorism. The insurance policies do not cover personal possessions and it is recommended that tenants take out their own contents insurance or have travel insurance in place.
All of Concept Studio Apartments buildings have a communal SKY TV satellite dish. You will need to have a contract and decoder from SKY TV to receive reception on your TV.
Written References can be provided by the managing agents at a cost of £15 + VAT per reference letter.
All international bank transfers will incur a £10 + VAT surcharge to cover our bank charges.
All credit card payments will incur a 3% handling fee.
